One of A Kind: The WaterStone at Jonica Gap Custom Home Experience

BO5_1631-Low

Building a new home from the ground up is an extraordinary experience – one that was shared by roughly 1.4+ million homebuyers in the U.S. in 2022. A custom home-building experience is second to none – providing an opportunity for the homebuyer to play a more hands-on role in the design and selection of materials, fixtures, and finishes for their new home. According to the National Association of Home Builders’ analysis of Census Data from the Quarterly Starts and Completions by Purpose and Design survey, the popularity of custom home construction is on the rise. The first quarter of 2022 alone saw a dramatic 28% increase in custom new home starts from 2021 statistics.

With a superlative setting like the one found at WaterStone at Jonica Gap, we believe our homeowners deserve an equally superlative home-building experience. So, we have handpicked some of the South’s most talented custom builders – each one specializing in Mountain Modern design with a commitment to embracing and enhancing the sublime natural settings in which their homes are based. When you opt to participate in our Featured Builder Program, you are afforded a concierge-level custom construction experience unlike any other – with special attention given to you by the WaterStone sales and construction teams every step of the way from contract to closing.

While methods may vary slightly from one builder to the next, you can expect a seamless and exciting experience during our Six Stepping Stones to Home – Our Custom Construction Process:

Step One: Initial Consultation with Your Custom Builder

During this first meet-and-greet, you will have a one-on-one with one of our featured builders to talk through your vision of your home-to-be. Come prepared to convey the number of bedrooms and bathrooms you believe you’ll need as well as any special elements – such as a formal dining room, private home office, sprawling outdoor living space, and more. When building your home at WaterStone at Jonica Gap, you’ll learn that communication is key throughout the construction process.

Step Two: Shared Visions Presentation

To ensure you’re both on the same page, your custom builder will take that vision you communicated during your initial consultation and create a “vision board” that includes renderings, images, materials, and textures to help convey the vibe of your new home in WaterStone at Jonica Gap. You will likely also see several potential plans and elevations at this meeting.

Step Three: Homesite Stroll

You will meet your builder at your homesite to walk the land and discuss your home’s orientation so it will best enhance the setting and ideally capture the essence of the outdoors. For example, you may want your home set so that you can watch the sunrise each morning from a wall of windows in your Owner’s Suite. Every step you take around your property during this meeting brings you one step closer to breaking ground on your new home inside WaterStone at Jonica Gap.

Step Four: Your Home – By Design

As the construction team breaks ground, lays the foundation, and launches construction on your new mountain home, you will have a unique opportunity to meet with your builder’s interior designer. During these design selection sessions, you will select things like the cabinets, countertops, and hardware that will set the tone for the heart of your home, light fixtures that will make a statement in your entry hall and dining room, paint colors for the walls and trim in your family room, tilework that will transform your Owner’s bath to a personal spa, woodwork that will elevate each space, and so much more. While building your new custom home at WaterStone at Jonica Gap, we anticipate this will be your favorite aspect of the home-building process. It will empower you to define your new home’s essence in every room before the drywall is placed and the flooring is laid.

Step Five: Crossing T’s, Dotting I’s

Between design sessions, packing boxes ahead of your big move, and shopping for furniture for your new home in WaterStone at Jonica Gap, your builder will schedule occasional meetings with you during the course of your custom build. These builder meetings are intended to help you understand the various stages, ensure they are meeting your expectations, discuss potential changes, answer your questions, and keep the excitement level HIGH as your new home comes closer to completion.

Step Six: Private Homeowner Orientation

Once your home is complete, your builder will perform one last walk-through with you to explain the inner workings of your home, show you where all the key mechanicals are placed, demonstrate how to work the appliances and HVAC, learn anything that needs to be fixed, and more. This is your final step in the custom construction process before you head to the closing table, sign on the dotted line, and receive the keys to your one-of-a-kind home inside WaterStone at Jonica Gap!

In addition to the personalized service you will receive from our Featured Custom Builders, you will also benefit from superlative attention from our sales team. Not only do they want you to enjoy your home-building journey, but they also wish to fill you with a sense of community well before the moving trucks arrive.
